Closed sales within 0.5 miles, last 90 days, similar square footage, beds, baths, year, and lot. The same houses an appraiser would use.

Hand-written adjustments for updates, finish level, lot premium, and the soft factors a model can't see — corner lot, ridiculous neighbors, that kind of thing.
