You can. Plenty of my relocation clients go under contract before their first trip — on the strength of video walkthroughs, live virtual tours, and a contingency period that gives you room to confirm in person. We never skip the inspection; we just sequence the visit around it instead of in front of it.

Most of it happens from your couch. Documents are signed electronically, and final closing papers are handled by a mobile notary near you or through a remote online notarization — whichever your title company and lender support. You don't have to be in Idaho on closing day to get the keys.

Earnest money is a good-faith deposit — commonly around 1% of the price — that you wire to a neutral title or escrow company once your offer is accepted. It isn't a fee; it's credited toward your purchase at closing. As long as you meet the contract's deadlines and contingencies, it stays protected and comes back to you if a deal falls through for an approved reason.

From accepted offer to keys is usually 30 to 45 days, driven mostly by your lender and the appraisal. The search itself runs at your pace — some relocation clients are ready in a few weeks, others take a season to be sure. There's no clock on the calls before that; we move when you're ready.
